Every day real estate agents lose potential leads on their listings because they don't have (or can't afford) premium accounts on sites like Realtor.com and the Zillow family (Zillow, Trulia, RealEstate.com). Depending on the website, you could be forced to shell anywhere from $100 to a few thousand dollars per month to gain access to those leads. But what if there was a way to easily give your contact information directly to a lead? What if it was easy and obvious enough that they didn't need to search for it? What if it was free to do? Well you are in luck today because I'm going to tell you how to do just that!

How to Brand Your Listings for Free Lead Inquiries

1. Brand Your Photos

A picture can say a thousand words, but if your listing photos don't have your contact information on them, they aren't saying much to leads! Now your MLS probably won't let you upload branded images, but you can upload them to third party sites. Adding your name and logo, company name and logo, phone number and even email address means it's easy to see who the listing agent is. It also makes it harder for scammers to pull your photos for Craigslist scams, so that's an added plus. Make it easy on yourself by creating a template with your info already plugged in. All you have to do is drop in your photos and "save as" before uploading them to real estate sites. I regularly create branded listing photos and highly recommend a template so your branding always matches and your listings easily pop out in a list full of non-branded images (which also looks good to potential sellers researching area agents).

2. Brand Your Listing Description

In addition to branding your photos, you can brand your verbiage. Zillow allows agents to add whatever verbiage they wish to their listings (As of January 2021, Zillow has been shifting to IDX feeds from local MLSs and updated verbiage nor photos appear on public pages. Eventually this will be the case will all listings within the Zillow family) while Realtor.com does not allow for contact information to be added. To get around this, some MLSs have separate description input fields that are specifically for adding agent contact information and this field auto-populates instead of the non-branded remarks. I recommend putting your contact information at the start of your remarks. Make people read it before they read about the bright, sunny kitchen.

3. Brand Your Video Tour

I'm going to assume that all your listings have videos on your YouTube channel. If not, this won't apply much to you until you create one. Luckily creating a channel and creating/uploading videos is relatively painless.

If your tour company uploads a branded tour directly to your channel, 95% of the work load is done. Simply add in your contact info into the description, same as you did for Zillow.

If they don't upload a branded tour, you can easily create one using any free movie making app and your (unbranded) still photos. (You can get super creative and add actual video, but if it doesn't look smooth/professional, consider uploading a second walk-through video.) Add some royalty-free music and your contact info then upload that baby to your YouTube channel, Facebook page, Instagram page, everything! Just don't forget to add your contact info in the description!!
